Remote Session on M1 iMac Faulty

I've been having issues with remoting into my clients iMacs.

the session opens up perfectly and works well for a solid 5 seconds then begins lagging and miss clicks. Almost like the system see's the mouse in one place but shows me a completely different location. 

I've tried uninstalling and reinstalling multiple times and i've checked as many settings as i could think of and still for the life of me i can figure it out. 

anyone have any ideas?
